The Villages at Mt. Sinai is comprised of two adjoining but separate H.O.A. developments: Timber Ridge Homes at Mt. Sinai and Timber Ridge Parks, an aged restricted community. Timber Ridge Homes is a private residential gated community situated on 70 acres in the hamlet of Mt. Sinai, Town of Brookhaven, Suffolk County, NY. Located at the intersection of CR-83 and Mt. Sinai–Coram Road, the community contains 185 single family homes which were constructed beginning in 2004 and completed in 2009. The community is managed by a Homeowners Association, which includes lawn-care and snow removal, and is covered by a monthly common charge fee. Present amenities include a security gate house manned 24/7; a clubhouse, featuring a fitness room, grand meeting room, kitchen, library, activities room, game room, restrooms, showers and locker rooms; two gunite in ground pools– a 24’ x 60’ pool and kiddie pool; two tennis courts; and a tot playground. Purchasers of a Home in the development automatically become Members of the Association upon closing title to a Home and are subject to the Association Rules and Regulations.
